You'll Know What to Expect Every Step of the Way
One of the most common concerns for first-time buyers is uncertainty. What's happening on the homesite? When can I actually buy? What do I get to see before I commit? Your Goodwyn Building home follows a proven, consistent process, the same one we've used for decades. You'll see the home before you're under contract, and you'll know exactly what to expect before closing day.
The Build Process
From the time we break ground to the day you get your keys, here's what's happening on your brand new home. Most Goodwyn Building homes go from start to close in around 100 days.
01 Before anything breaks ground, permits are pulled, plans are finalized, blueprints are distributed, and materials are ordered. This phase runs in the background and sets up everything that follows. It's what keeps the rest of the build on schedule.
02 We prepare the homesite, set foundation forms, install in-slab plumbing, and pour and cure the concrete. Seeing a foundation without walls can feel smaller than you expect, that changes quickly once framing begins.
03 Your home takes shape. Studs are assembled and secured, sheathing and windows go in, and by the end of this phase the structure is weatherproof and the layout is clearly visible. Once a home reaches the framing stage, it's made available to our VIP list before it hits the market. You can walk the homesite, see the layout, and understand exactly what you're getting before anyone else has access.
04 With framing complete, mechanical systems go in behind the walls - HVAC ducts, plumbing lines, and electrical wiring for outlets, fixtures, and smoke detectors. Exterior trim, brick, and the garage door are also completed during this phase.
05 After rough-in systems are inspected and approved, spray foam insulation is applied to the walls and roof deck - standard on every Goodwyn Building home. Foam and caulk sealing is completed around all doors and windows. Outside, the driveway is poured, the exterior is painted, and final lot grading is finished.This is the best time to walk your homesite as a VIP buyer - you can see exactly what's going into your home before drywall goes up. 06 Drywall is hung, taped, and finished. Ceilings are sprayed and smoothed. Interior doors, molding, and cabinets are installed.
07 Cabinet hardware, tile, mirrors, and appliances go in. Plumbers install fixtures and faucets. Electricians install outlets, switches, and light fixtures. HVAC equipment and thermostats are set. This is the busiest phase of the build. Homesite visits are by appointment only. This is also when contracts open up for buyers. Homes are made available to go under contract from the time cabinets are installed through completion. Our New Home Specialist will walk you through the residential sales contract, covering your financing and earnest money deposit. When both parties sign, you're officially under contract on a home you've already seen.
08 Carpet and luxury vinyl plank flooring is installed and the home receives a thorough cleaning. The building inspector performs a final review of all mechanical systems and issues an occupancy permit. You'll walk your completed home before closing so you understand how everything works.
09 You'll sign at the attorney's office, receive your keys, and take ownership of your brand new Goodwyn Building home. The process ends exactly the way we said it would.
